The role of Maintenance Supervisor - HVAC is to supervise and participate in the installation, maintenance and repair of electrical service, air conditioning, heating, refrigeration and ventilation systems.
Responsibilities;
Receive and action off day to day maintenance requests/service calls related to air conditioning from the occupants in the assigned property.
Coordinate and assign required technicians, attend service calls and ensure that the requests/calls are attended to in the shortest possible and agreed time frame.
Ensure all scheduled maintenance work is done within the agreed time and scope of work.
Maintain a comprehensive database of suppliers, service providers and contractors for maintenance and spare parts of the AC equipment.
Prepare and maintain a comprehensive HVAC equipment list with all possible details of the equipment
Scrutinize the quotations received from contractors, suppliers or service providers and forward recommendations for approval.
Prepare comparative analysis based on quotations received from similar contractors.
Attend regular meetings with Maintenance Engineer and provide status update for each property.
Liaise with maintenance contractors and ensure completion of all preventative maintenance schedules.
Supervise and liaise all the maintenance jobs that maybe carried out by outsourced service providers.
Ensure timely procurement of materials as required for maintenance of AC equipment.
Analyse market rates and prepare benchmark rates for all items and work. Use this data for all subsequent work.
Prepare periodic reports as required for review.
