The role of Maintenance Engineer is to maintain systems and equipment by completing preventative maintenance schedules; restoring, repairing, rebuilding or replacing faulty or inoperative components and parts.
Responsibilities;
Receive and action off day to day maintenance requests/service calls from the occupants in the assigned property.
Coordinate and assign required technicians, attend service calls and ensure that the requests/calls are attended to in the shortest possible and agreed time frame.
Maintain a comprehensive database of suppliers, service providers and contractors for various activities.
Assess the maintenance requirement and obtains quotations from external contractors if required.
Scrutinize the quotations received from contractors, suppliers or service providers and forward recommendations for approval.
Prepare comparative analysis based on quotations received from similar contractors.
Attend regular meetings and provide status update for each property.
Ensure proper documentation for handover and vacation of any individual property.
Liaise with maintenance contractors and ensure completion of all preventative maintenance schedules.
Time to time inspection of the quality check of the items being used for regular maintenance. Have a basic understanding of all aspects of the regular maintenance jobs - chemicals used for swimming pool maintenance, pumps and other MEP works.
Supervise and liaise all the maintenance jobs that maybe carried out by outsourced service providers.
Ensure timely procurement of materials.
Analyse market rates and prepare benchmark rates.
