OBJECTIVE/ PURPOSE OF THE JOB:


This role is responsible for the overall Accommodation management and maintenance in 26 Villas Compound at Al Kheesa & 14 villa compound at Al Nasr. An employee allocated to this class of work is responsible for Facilitating and coordinating the maintenance & repairs, complaints & suggestions on the villa compounds to ensure successful operation and resident satisfaction. Work is performed independently within established policies and procedures under the general direction of the Operations Manager.


KEY RESPONSIBILITIES


• Responsible for general FM department and administration works in the compound
• Provides regular and relevant feedback to the Operations Manager to ensure the assets leadership team are aware of critical issues immediately and progress against planned activities
• Prepares weekly and monthly reports and PPM (plan preventive maintenance) plan for cleaning & maintenance in coordination with Facility Officer
• Provides first and second level support to Facilities officer regarding tenants and occupants facilities issues
• Ensures that health and safety standards are being complied to
• Assumes responsibility for the security and safety of accommodation facilities and accommodation personnel
• Ensures safety of the tenants and visitors within the compound by strictly implementing security procedures
• Ensures that residents, staffs and guests strictly follows the compound rules and regulations
• Liaise with in-house nursing staff and medical clinics in the area
• Assumes responsibility for maintaining standard first aid supplies
• Liaises with suppliers/facility management service providers to ensure timely completion of all service activities and ensures that related problems are addressed based on priorities
• Provides support to Facilities Officer in managing facilities service providers and highlight gaps to introduce corrective actions
• Conducts and documents daily and weekly facilities inspections, communicates findings and implements the developed action plans
• Review work completion reports and invoices for all subcontractor works
• Conducts periodical site inspections, continuously monitor work in progress and report updates on delivery of soft services
• Negotiates and compares costs when obtaining quotes from cleaning consumable and equipment suppliers for goods and services to maximize cost effectiveness
• Manages contractors , suppliers and in-house delivery as per defined cost, time, HSE, FM guidelines and quality parameters
• Leads and manages all services such as cleaning, waste disposal, pest control, cleaning consumable supplies and security related works
• Monitor and record actual consumption of cleaning supplies and regulate as per agreed budget
• Maintains asset list inventories and conducts regular inspection to maintain the property and facility standards and commercial value
• Ensures the safe custody of the documents and files without any damage or deterioration and with easy traceability
• Assumes responsibility for checking in and out accommodation grounds maintenance records
• Review reports submitted by FM service providers and highlight discrepancies against SLA
• Promotes strong work ethics and quality service
