Project Manager Retail Fit Out

OBJECTIVEResponsible for all phases of the fit out process for the organizations brands/concepts from end to end (both new builds and renovations) including but not limited to the scope and program, concept design, procurement, contractor/sub-contractor tendering, selection and management, cost control, testing & commissioning of systems, government/municipality approvals, landlord approvals and project completion through to handover and delivery to organizations operations team. This role will manage multiple projects within the GCC based on requirement. The majority of the projects will be retail (including F&B with some commercial fit outs including offices).
KEY RESPONSIBILITIES • Full end to end responsibility for the assigned projects completing within specified program, budget, specifications and quality required by the organization and brand/concept principles, and obtaining the necessary approvals from all relevant parties to allow the concept to open for trade • Preparation, signoff and implementation for project program, resourcing plan and project budget in conjunction with relevant stakeholders• Scoping, tendering, selection, appointment and management of relevant contractors and sub-contractors across all trades in conjunction with relevant stakeholders to deliver the project within specified program, budget, specifications and quality. Takes necessary action to correct any shortfalls in the performance of contractors and subcontractors • Development and implementation with the relevant stakeholders materials sourcing and procurement programs and associated supplier management. Takes necessary action to correct any shortfalls in the performance of suppliers • Understand and provide feedback regarding the various contract documents involved in completion of project works and engagement of contractors and suppliers• Proactively identify possible cost saving opportunities without compromising program, budget, specifications and quality • Proactively identify, highlight and put in place process and procedures to mitigate changes in program/timing, variations, construction risks, quality issues, municipality and governmental delays, etc.• Provide regular reports to senior management (as per timeframes specified) regarding status and progress of project with particular focus on program, budget and quality• Is responsible for ensuring that all necessary drawings and responses to request for information, etc. are dealt with both internally and externally in a timely manner to ensure no knock on effects to program, budget, specifications and quality• Establish regular communication, meeting and feedback process with both internal and external stakeholders including operational and development team, concept/brand principles, designers, contractors and sub-contractors, regulating authorities, Landlords and their delivery teams, etc.• Acts as main point of contact for Landlords and their associated delivery/coordination teams and attends all relevant meetings and receives Landlord documentation for review and briefing to internal stakeholders• Monitors both contractors and organization personnel for compliance with site security, health, safety and environmental requirements and issues correction notices and follows up with compliance as required• Tracks and ensures completion of all inspections, testing and commission with relevant parties and authorities as required and closes out any outstanding issues in order to obtain completion certificates and associated permits to trade/open. • Provides necessary reports and documentation to finance department to allow for determination of payment provisions for contractors and suppliers• Maintains control and responsibility for the productivity of labor, security and operation of directly owned equipment• Perform related tasks and duties as required.
